The first thing you must understand is when you purchase a new construction home almost ALWAYS the onsite agent works for the seller, and often they aren’t even REALTORS, which requires them to follow our code of ethics. Also, almost always the builder pays our commission through the listing agent.  We are extremely experienced in dealing with all types of builders.

The majority of problems when people decide to build their Dream Home and it turns into their worst Nightmare are caused by not fully understanding the process, responsibilities, materials, finishing’s, locations, investment, financing, unexpected changes and quality that are documented in a construction contract for a home.

A home is typically the most expensive purchase/investment a person makes in their life.  Understanding the documents, (recipe) for that investment is paramount. All other reasons are sub-groups and examples of where the agreements were deficient.

Many people have a very difficult time conceptualizing a home design on paper with how the actual home when built will function for their family and lifestyle.

Impact of Home-site to Construction:

It takes years of experience when considering a home-site to purchase how construction will impact the day to day living of your dream home.  Slope, grading, tree type & tree location, solar orientation, adjoining home-sites & homes, drainage, street lighting, traffic, driveway configuration, foundation height, steps to the front door, and in the garage are all impact considerations before you build.

Construction Timing Process vs your Real World Responsibilities:

Building a New Home is scheduled.  However, life doesn’t work that way.  Weather, material shortages & labor delays can impact that schedule which can impact your real-life responsibilities such as work commitments, school district assignments, movers, loan financing with interest rate implications, or closings of a current home avoiding temporary housing requirements.

Protecting yourself against the unexpected changes save you money, time, and frustrations.

Life-cycle Purpose of the New Home for You as a Secure Investment:

Not all New Homes are equal investments. Location, design, impending infrastructure, zoning or Homeowner Association changes, future development located nearby, and even the neighborhood Phase (Phase 1 vs Phase 4) you purchase impact your investment.

Are you buying a Lot towards the end of the development or phase but there’s another one coming around the corner? Are you aware the onsite agent’s job is to sell you lots regardless if there your best option?
